Asset manager

Responsibilities

• Develop and manage property-level budgets, NOI targets, and cash flow projections.
• Analyze monthly and quarterly financial performance against pro forma projections.
• Set and adjust rent pricing strategy based on market conditions and lease-up performance.
• Monitor occupancy, leasing velocity, renewal rates, and delinquency.
• Identify opportunities to increase revenue and reduce operating costs across the portfolio.
• Oversee third-party property management performance and hold teams accountable to KPIs.
• Review and approve capital expenditure requests and manage capital projects.
• Prepare investor and lender reporting packages, including performance summaries and market updates.
• Monitor compliance with loan covenants and partnership agreement terms.
• Support hold/sell/refinance analysis and disposition or capital event planning.

Ideal Background

• Asset Manager at a build-to-rent owner/operator or developer.
• Property Management or Regional Manager professional within build-to-rent, with strong financial and performance-management experience.
• Real Estate Finance or Portfolio Management professional within the build-to-rent sector seeking to move into asset-level ownership.

Qualifications

• 3–7+ years of experience in asset management, property management, or real estate finance within the build-to-rent sector.
• Strong financial modeling and analytical skills.
• Experience managing third-party property management relationships within a build-to-rent portfolio.
• Proficiency in Excel and asset/portfolio management platforms.
• Excellent written and verbal communication skills.
