Job Description
The Manager, Facilities Operations will be focused on driving adoption, standardization, and continuous improvement of EAMS/Maximo across facilities operations. The role is centered on user enablement, training development, and system optimization, ensuring that maintenance and facilities teams are effectively trained, supported, and equipped to execute work consistently and compliantly within the system. In addition, this role supports digital transformation initiatives, including enabling the adoption of condition-based and predictive maintenance (CBM/PdM) programs, by ensuring systems, data structures, and user workflows are aligned to support these capabilities.
Key Responsibilities
- EAMS / Maximo Ownership & Continuous Improvement (Primary Focus)
- Provide functional support for EAMS/CMMS (Maximo), driving standardization and optimization of maintenance workflows.
- Identify and implement enhancements to improve system usability, workflow efficiency, and data quality.
- Improve asset structures, work management processes, and data standards to support consistent system usage and reporting.
- Partner with site teams to identify gaps in system usage and implement targeted improvements.
- Training, Enablement & Adoption (Primary Focus)
- Lead the development and delivery of role-based Maximo training programs, aligned with system roles and responsibilities.
- Create and maintain training materials, job aids, user guides, and work instructions to support end-user effectiveness.
- Support and enhance CBT training programs and onboarding pathways for new and existing users.
- Collaborate with site trainers and SMEs to ensure training content reflects operational workflows and real-world usage.
- Drive system adoption and user compliance, ensuring consistent execution of standardized processes.
- Serve as a functional support resource for users, troubleshooting system issues and providing guidance on best practices.
- Digital Transformation & CBM/PdM Enablement
- Support implementation and adoption of condition-based and predictive maintenance (CBM/PdM) programs by aligning system capabilities with evolving maintenance strategies.
- Enable integration of condition monitoring activities (e.g., inspections, meter readings, condition inputs) into Maximo workflows and work management processes.
- Support configuration and use of EAMS capabilities such as meter-based PMs, inspection forms, and condition-triggered workflows.
- Partner with engineering, reliability, and IT teams to ensure system readiness for digital reliability initiatives.
- Ensure that asset data, failure coding, and work order structures support data-driven maintenance and future predictive analytics use cases.
- Operational & Cross-Functional Support
- Collaborate with maintenance, engineering, quality, and operations to ensure alignment between system workflows and business processes.
- Support audits and inspections by ensuring proper system usage, documentation, and compliance with SOP requirements.
- Contribute to development and improvement of SOPs, and system-related documentation.
Key Objectives / Deliverables
- Improve Maximo/EAMS user adoption and effectiveness across site teams.
- Develop and sustain standardized training programs and materials for all user roles.
- Enhance data quality, consistency, and compliance within EAMS.
- Drive continuous improvement of system workflows and user experience.
- Enable adoption of CBM/PdM capabilities through system-driven workflows and data structures.
- Strengthen alignment between systems, processes, and operational execution.
Basic qualifications:
- Bachelor's Degree and 6 Years' Experience OR Masters' Degree and 4 Years' Experience
Preferred Qualifications:
- Bachelor’s degree in Engineering, Engineering Technology, or related field with experience in facilities, maintenance, or asset management environments.
- Strong hands-on experience with CMMS/EAM systems, preferably IBM Maximo, including functional workflows.
- Demonstrated experience in training development, user enablement, or system adoption initiatives.
- Working knowledge of maintenance and reliability processes (work management, PM programs, asset lifecycle).
- Exposure to or experience supporting condition-based or predictive maintenance initiatives within a CMMS/EAM environment.
- Experience in GMP/cGMP-regulated environments.
- Experience with data analysis and reporting tools (Excel, Power BI, SQL is a plus).
- Experience developing training materials, SOPs, or user documentation for CMMS/EAM systems.
- Experience supporting system implementations, upgrades, or digital transformation initiatives.
- Familiarity with Maximo functional areas such as work management, planning/scheduling, inventory, and inspections.
- Exposure to CBM/PdM approaches, including condition monitoring inputs and their use within maintenance workflows.
- Experience working across multi-site or global environments.
- Knowledge of data integrity (ALCOA+) and regulated documentation practices.
- Strong training and communication capability.
- Ability to translate complex system workflows into practical user guidance.

The salary range for this position is: $123,930.00 - $160,380.00. Kite considers a variety of factors when determining base compensation, including experience, qualifications, and geographic location. These considerations mean actual compensation will vary. This position may also be eligible for a discretionary annual bonus, discretionary stock-based long-term incentives (eligibility may vary based on role), paid time off, and a benefits package. Benefits include company-sponsored medical, dental, vision, and life insurance plans.
