Service Manager Rising View | Bellevue, NE

Burlington Capital Properties is seeking a dedicated Service Manager to lead the maintenance and customer service teams at Rising View. This position is responsible for overseeing daily maintenance operations, supporting property needs, maintaining the quality and readiness of homes, and providing leadership to the maintenance team.

Schedule: Full-Time | Monday-Friday | 8:00 AM-5:00 PM. Some evening or weekend hours may be required on occasion. This is a salaried, exempt position.

The Successful Service Manager Will:

• Direct daily maintenance operations by identifying needs, forecasting resources, assigning tasks, and providing oversight for repair work, minor projects, and capital improvements.
• Ensure timely completion of maintenance tasks by directing the work of technicians and vendors.
• Monitor expenses and maintenance activities to support budget guidelines and operational efficiency.
• Implement and maintain preventative maintenance schedules, systems, and procedures.
• Communicate and negotiate effectively with vendors and contractors to obtain proposals and contracts as approved by management.
• Establish department goals, strategies, and procedures to meet community maintenance needs.
• Maintain required EPA records and reporting in compliance with applicable company, local, state, and federal requirements.
• Assess maintenance needs, identify when work exceeds team capabilities, and recommend contract labor when appropriate.
• Report major property damage and other significant maintenance concerns to management.
• Partner with the Inventory Control Specialist to coordinate inventory needs.
• Lead and support the maintenance and customer service teams by communicating expectations, providing direction, and fostering a positive work environment.
• Conduct performance reviews, monitor attendance, address employee concerns, and administer disciplinary action as necessary.
• Recruit, hire, and onboard new team members.
• Enforce company safety and liability guidelines.
• Provide excellent customer service to residents and participate in resident events and functions as required.
• Assist with maintenance duties as needed and participate in staff meetings.
• Report regularly on budget items, maintenance efficiency, and completion metrics.

REQUIRED SKILLS & EXPERIENCE:

• High School Diploma or equivalent required.
• Minimum of 3 years of experience in property management or a related field.
• Working knowledge of HVAC, electrical systems, appliances, plumbing, carpentry, roofing, and general maintenance.
• Prior supervisory experience in a management position preferred.
• Strong organizational and prioritization skills with the ability to manage multiple tasks effectively.
• Ability to work independently while following directives.
• Professional communication skills when working with employees, vendors, residents, and military housing contacts.
• Proficiency with computer programs and systems necessary to perform essential job functions.
• Strong time management and organizational skills.
• Flexibility to adjust the schedule as needed to meet deadlines and business goals.
• Experience managing community infrastructure is a plus.
• Knowledge of and/or experience with military culture is preferred.

PHYSICAL REQUIREMENTS:

• Ability to frequently stand, walk, sit, talk, hear, reach, grasp, climb, balance, crouch, crawl, and kneel.
• Ability to lift and carry up to 50 pounds.
• Ability to perform hands-on maintenance duties as needed.
• Ability to work around typical maintenance-related environmental conditions, including moving parts, electrical equipment, fumes, and varying weather conditions.
