Community Housing Partners (CHP) is looking for an experienced Senior Asset Manager to lead portfolio strategy, financial performance, capital planning, and long-term asset health across our multifamily housing portfolio. This is a highly strategic and operationally influential role for someone who can see both the big picture and the drivers behind portfolio performance. You'll help guide capital investments, influence operational outcomes, manage portfolio risk, support preservation initiatives, and partner with leaders across CHP to improve the long-term health of affordable housing communities. This position may be performed remotely, subject to supervisor approval, with periodic property visits, fieldwork, and in-person meetings as needed.

What You'll Do

As Senior Asset Manager, you’ll serve as a strategic partner to multifamily and organizational leadership, helping guide major portfolio decisions through data, financial analysis, and asset-level expertise.

Lead Portfolio Strategy and Financial Performance

• Serve as the owner's representative by balancing financial performance, property operations, regulatory requirements, and long-term asset preservation objectives.
• Collaborate with Regional Managers and operational leaders to address complex challenges, coordinate stabilization efforts, and improve portfolio performance.
• Analyze financial and operational performance across the multifamily portfolio.
• Develop forecasting models, scenario analyses, and long-term portfolio plans.
• Identify trends, risks, and opportunities and translate them into actionable recommendations.
• Guide financial decisions that support CHP’s long-term portfolio and organizational goals.

Drive Capital and Investment Strategy

• Lead long-term capital planning using Capital Needs Assessments, reserve requirements, lifecycle needs, and property performance.
• Prioritize investments based on risk, return, resident impact, and strategic value.
• Support refinancing, recapitalization, preservation, and LIHTC Year 15 strategies.
• Align capital improvement plans with broader asset and portfolio objectives.

Strengthen Asset Performance and Risk Management

• Establish and monitor portfolio-level performance indicators.
• Identify systemic performance gaps, emerging risks, and opportunities for improvement.
• Partner closely with Regional Managers to identify root causes, guide corrective action strategies, and support successful execution of portfolio priorities.
• Lead or support special asset and stabilization initiatives for underperforming or at-risk properties.
• Promote consistent performance standards and asset management best practices across the portfolio.

Guide Affordable Housing and Regulatory Strategy

• Incorporate affordable housing regulatory requirements into asset-level and portfolio-level decision-making.
• Evaluate subsidy structures, incentive opportunities, and program optimization strategies.
• Provide an asset management perspective on acquisitions, dispositions, recapitalizations, and preservation efforts.
• Lead preservation and ownership transition activities, including refinancing, recapitalization, affordability preservation initiatives, and LIHTC Year 15 strategies.

Turn Data Into Decisions

• Build and leverage dashboards, financial models, analytics, and reporting tools.
• Ensure accurate and timely reporting for owners, lenders, agencies, and other stakeholders.
• Translate complex financial and operational information into clear recommendations for leadership.

Collaborate Across CHP

• Work closely with Property Management, Finance, Development, Compliance, and Operations.
• Align individual property strategies with CHP’s broader organizational priorities.
• Present findings, risks, opportunities, and strategic recommendations to executive and multifamily leadership.
• Conduct property visits and portfolio reviews to assess physical condition, operational performance, and long-term investment needs.

What You Bring

We’re looking for someone who combines strong financial expertise with strategic judgment and a deep understanding of multifamily real estate.

• Advanced financial analysis, modeling, forecasting, and scenario-planning skills.
• Strong knowledge of multifamily operations, property performance metrics, and lifecycle planning.
• Deep understanding of affordable housing programs, subsidy structures, financing, and compliance requirements.
• Ability to interpret complex financial, legal, regulatory, and capital planning documents, including CNAs.
• Strong strategic thinking, problem-solving, and decision-making skills.
• Ability to turn complex or incomplete information into clear, actionable recommendations.
• Strong communication and presentation skills, including experience communicating with senior leadership.
• Demonstrated ability to lead projects and influence cross-functional stakeholders.
• Strong organizational skills with the ability to manage competing priorities and drive results.

Technology Experience

• Advanced proficiency in Microsoft Excel, including financial modeling and forecasting.
• Experience with Yardi or a comparable property management system.
• Experience with Power BI or similar business intelligence/data visualization tools.
• Experience with project management platforms such as Smartsheet.
• Proficiency with Microsoft Outlook, Teams, Word, and related business applications.
• Experience leveraging dashboards, KPIs, and business intelligence tools to drive performance improvement and organizational decision-making.

Education & Experience

• Bachelor’s degree in Finance, Real Estate, Property Management, Business, or a related field preferred; equivalent relevant experience will be considered.
• 8–10+ years of progressively responsible experience in asset management, multifamily real estate, property management, finance, or a related field.
• Affordable housing experience strongly preferred.
• Certifications such as CHAM, CPM, HCCP, or equivalent are preferred.
