Senior accountant - recoveries

POSITION/PURPOSE:

Responsible for the calculation and completion of the monthly, quarterly and annual tenant recoveries to include CAM, TAX, INS, etc., as well as managing recovery questions and requests.

PRINCIPAL JOB ACTIVITIES:

• Setup and calculate the monthly, quarterly and annual tenant recoveries, ensuring the accuracy of the billings and financial statement impact.
• Demonstrated ability to interpret lease language to ensure the accuracy of tenant recoveries calculations, including exclusions, tenant cost pools, Gross Leasable Area/Gross Leasable Occupied Area, etc.
• Familiar with real estate concepts such as co-tenancy, percent in lieu, gross rent, abatements.
• Demonstrate and have a clear understanding of the concept of tenant.
• Update occupancy reports to be used in the calculation of tenant recoveries.
• Research tenant recovery discrepancies and resolve in a timely manner.
• Aid in the collections of outstanding recoveries by providing backup per request.
• Work with 3rd party utility recoveries group to ensure the timeliness of the completion of the annual utility recoveries.
• Process recovery billings for tenants when due, ensuring the backup is mailed to the tenants in a timely manner.
• Calculate and complete annual escrow.
• Calculate and prepare the per square foot rate annually for use by various customers: Leasing, Legal, external clients, etc.
• Provide customer service to both tenants and internal customers including: Leasing, Asset Management, Accounting, etc.
• Assist in identifying efficiencies and collaborate with Manager on setup recovery models as needed for acquired properties.
• Oversee the tenant recovery workflows for annual reconciliations and tenant disputes, providing guidance and feedback as needed, to ensure timeliness of billings and responses.
• Point of contact for providing all required documents to 3rd party recovery.
• Other duties as assigned.

REQUIREMENTS:

• Associates Degree in Accounting or 5 years relevant experience in tenant recoveries.
• 3 years of experience with ERP general ledger (e.g. YARDI).
• Real estate accounting preferred.
• Deadline-focused; organized; problem-solving skills; flexible.
• Demonstrated written/oral communication and documentation skills.
• Intermediate Excel skills to include v-lookups and pivot tables.
• Great customer service.
