Job Description

JOB SCOPE:

The Property Manager is responsible for managing a portfolio of leased and owned real estate assets within the company’s national footprint. This role focuses on optimizing portfolio performance, ensuring lease compliance, resolving landlord/tenant matters, and coordinating with internal departments to support business objectives. Operating at the corporate level, the Property Manager acts as a key liaison between landlords, tenants, vendors, and internal stakeholders, ensuring operational efficiency and strategic alignment across the portfolio.

JOB SUMMARY:

The Property Manager ensures the company’s real estate portfolio is managed in alignment with strategic objectives, budget targets, and operational standards. This role manages landlord and tenant relationships, oversees financial performance, and collaborates with cross-functional teams in Facilities, Lease Administration, Accounting, Leasing, and Legal to drive cost efficiency, operational excellence, and compliance.

JOB DUTIES/RESPONSIBILITIES:

  • Oversees a diverse, multi-state portfolio of retail, office, and/or industrial properties, ensuring all assets operate in full compliance with lease terms and align with company standards.
  • Fosters and sustains strong tenant and landlord relationships by responding to inquiries, addressing concerns, and delivering effective solutions and recommendations.
  • Manages the escalation and resolution of landlord defaults, tenant concerns, and lease-related issues in alignment with legal and contractual requirements.
  • Analyzes monthly budget variance reports and reconciles outstanding debits and credits to ensure financial accuracy.
  • Supports leadership in developing annual budgets by analyzing prior-year portfolio expenses and providing informed recommendations for current and future spending.
  • Evaluates accounts receivable report each month and determines the proper course of action to ensure payments from tenants are collected.
  • Develops, administers, and maintains a work order system to coordinate property repairs and maintenance activities with the Facilities team.
  • Directs all turnover activities, from issuing possession notices to conducting condition inspections and ensuring compliance with lease termination terms.
  • Prepares possession letters and coordinates turnover activities to ensure all requirements are met prior to transferring the asset to the tenant.
  • Evaluates lease surrender conditions in accordance with the agreement and coordinate with Facilities to complete property turnover.
  • Assesses landlord defaults and recommends effective strategies to secure payment of outstanding dues.

JOB REQUIREMENTS:

  • Bachelors Degree
  • 3-4 years of related experience
  • 18 years of age or older

REQUIRED SKILLS:

  • Experience in commercial real estate required
  • Excellent organizational and communication skills
  • Ability to work in an everchanging business environment
  • Proven ability to manage multiple projects with minimal supervision
  • Ability to analyze financial reports and identify operational efficiencies

PREFERRED SKILLS:

  • Yardi, Microsoft Office, Backstop preferred but not required
  • CPM Certification
