Overview:
We are seeking a Full Time, Regional Property Manager for our LA-based client to oversee a 450 unit, Multifamily property portfolio located in the Los Angeles area. The Regional Property Manager will be responsible for the property's management, operations, and maintenance. We are looking for a candidate with experience, organization, and willingness to learn. This position will require the manager to commute to and from properties so a reliable method of transportation is required.
Key Responsibilities
Regional Property Manager - Job Description
- Manage the day-to-day operations of a portfolio of 400–500 residential units.
- Ensure properties are maintained in a safe, clean, and marketable condition.
- Conduct regular property inspections and identify maintenance or operational issues.
- Coordinate turnover activities to minimize vacancy loss.
- Monitor property performance and implement operational improvements as needed.
Financial Management
- Manage rent collection efforts and delinquency reduction strategies.
- Review and approve invoices, vendor payments, and property expenses.
- Assist with annual budgeting and ongoing financial forecasting.
- Monitor income and expenses to ensure portfolio profitability.
- Prepare monthly operational and financial reports.
Leasing & Occupancy
- Oversee leasing activity from inquiry through move-in.
- Monitor occupancy levels and implement strategies to maintain high occupancy.
- Manage lease renewals and resident retention programs.
- Address resident concerns, complaints, and escalated issues professionally and promptly.
- Ensure compliance with lease terms and community policies.
Maintenance & Capital Projects
- Coordinate maintenance requests and ensure timely completion of work orders.
- Schedule preventative maintenance programs.
- Obtain bids and manage third-party vendors and contractors.
- Monitor maintenance expenses and project completion timelines.
- Oversee property turns, repairs, and capital improvement projects.
Administrative Management
- Maintain accurate resident, lease, and property records.
- Ensure compliance with Fair Housing regulations and applicable landlord-tenant laws.
- Prepare reports related to occupancy, collections, maintenance, and financial performance.
- Utilize property management software to track portfolio performance.
- Delegate administrative tasks, leasing support activities, resident communications, scheduling, and reporting functions as needed.
- Oversee applicable onsite or virtual managers within the assigned region.
Required Qualifications
- Must be knowledgeable in Appfolio.
- Spanish speaker is a plus.
- 3–5+ years of residential property management experience.
- Experience managing large multifamily portfolios or 300+ units.
- Strong knowledge of leasing, collections, maintenance coordination, and resident relations.
- Experience with budgeting and financial reporting.
- Excellent organizational and communication skills.
- Proficiency with property management software and Microsoft Office/Google Workspace.
Compensation
$65,000/year, phone reimbursement, gas compensation, plus benefits.
