North grounds zone maintenance supervisor

Facilities Management (FM) at the University of Virginia has an exciting opportunity for a Zone Maintenance Supervisor who supports FM’s goal of providing consistent, cost effective, and reliable maintenance and service to the University facilities in North Grounds. The North Grounds Zone provides facilities services to the University’s Darden School of Business, School of Law, School of Data Science, Department of Finance, Parking and Transportation, North Grounds Recreation Center, the Miller Center, and the Judge Advocate General’s Legal Center and School, as well as other properties consisting of 1.8 million square feet distributed through 30 buildings. Our portfolio includes academic and office buildings, as well as residential spaces.

The Zone Maintenance Supervisor is a working supervisor who will serve in a critical role to enable organizational success by leading their team to operate, maintain, diagnose, and repair building equipment and systems. The Supervisor provides coaching, performance management, guidance, and leadership to zone maintenance personnel assigned to the work group. Facilities Management (FM) supports the University of Virginia's wide range of research, academic and patient care programs. With over 1,200 employees dedicated to excellence, Facilities Management is responsible for the day-to-day operation, repair and maintenance of UVA's buildings, infrastructure, and grounds as well as other University-owned and leased properties.

Responsibilities:

• Lead, coach, and direct maintenance operations for a diverse team of trades workers including electrical, plumbing, carpentry, painting, trades assistants, and apprentices to provide excellent customer service.
• Support employee life cycle and HR functions including hiring and onboarding, training and development, performance management, and corrective actions in compliance with applicable programs, procedures, and policies. Address employee concerns, promote engagement, and foster a safe and inclusive workplace culture.
• Plan, coordinate, and execute customer project requests leveraging a combination of in-house team members as well as contractors to accomplish requested improvements.
• Direct team in executing daily assignments to prioritize different jobs.
• Manage preventative maintenance repairs and emergency maintenance work orders for all assigned North Grounds Zone equipment and systems.
• Collaborate and communicate with the Zone Manager, other North Grounds Zone teams, FM specialty teams such as Fire & Life Safety, Elevator Shop, Energy & Utilities, Roofing Shop, Lock Shop, Automation Services, and FM Capital Construction & Renovation teams in order to provide service to our customers.
• Solve complex recurring maintenance problems and keep current on new products and repair techniques.
• Ensure regulatory training requirements and other administrative tasks are completed on time and accurately.
• Inform customers of job status, reasons for and duration of expected delays, as well as refer customers to the Zone Manager when appropriate.
• Set the culture and foster a safe work environment by instructing and monitoring compliance of OSHA, federal, state, and local regulations, including the National Electrical Code and Plumbing Code.
• Specify, estimate, and install equipment, wiring, plumbing, and systems in accordance with applicable building code standards and requirements.
• In addition to the above job responsibilities, other duties may be assigned.

Required Qualifications:

• Education: High school diploma or equivalent
• Experience: Four years experience in building, maintenance, and/or related trade discipline. Demonstrated experience leading formal or informal teams preferred.
• Licensure: Journeyman or Master level license in electrical, plumbing, or HVAC

Preferred Qualifications:

• Experience: 10+ years of experience in trades, project management, and leadership

Compensation:

The Anticipated Hiring Range for this position is $38 - $44 per hour ($79,040 - $91,520 Annually), commensurate with qualifications and experience. This is a full-time non-exempt position with UVA benefits. Employee benefits package highlights include:

For the position, the selected candidate will be conducted on all new hires prior to employment. This position is based in Charlottesville, VA, and must be performed fully on-site.

Physical Demands:

The employee must be able to variously sit, stand, walk, climb stairs and ladders, crawl, stoop, bend, squat, lift, pull, and use both hands-on repetitive tasks (including overhead tasks). The employee must have normal vision and hearing (correctable), and for some areas of employment, color vision and sense of smell.
