Salary Range: $40 - $41 per hour

Schedule: Full-time; Monday - Friday 8 am - 5pm; Afterhours and weekend support may be required, as needed

What You'll Own - Essential Responsibilities

• Customer Service: Assists with responding to resident service requests in a timely manner in accordance with Thrive standards. Assures residents are satisfied with service provided and updates notes in service request system (i.e. Yardi).
• Peerless Presentation/Routine Maintenance: Completes minor and routine work orders, as assigned. This may include, but is not limited to: clogged toilets, appliances that are not working, initial response/investigation of leaks and other unit/property damage. Holds the Emergency Phone and answers, responds to, and addresses after-hours calls. Inspects and helps coordinate all needed make-ready repairs and services. Performs make-ready duties to keep vacant units in top shape. Ensures service system (i.e. Yardi) and quality control documentation is complete and accurate. Reports all major repairs and needed requisitions to District Service Manager. Performs “trash-out” duties at vacated apartments as assigned. Removes all abandoned items from units and stores as directed and per local abandoned property laws. Removes and transfers heavy appliances and equipment from storage area to apartment (or vice versa), with appropriate use of equipment or team support. Performs routine maintenance on property as directed by Community Manager and Maintenance Supervisor such as tearing down old fences, digging post holes, discarding abandoned furniture, repairing and replacing windows, screens, sliding glass doors, etc. Helps clean, maintain, and organize maintenance shops. Performs interior and exterior painting duties, when requested. Changes locks and makes keys. Distributes resident communications to homes. Performs work area clean-up and safety related duties. Assist with moving appliances. Other duties as assigned by leadership.
• Preventive Maintenance/Safety: Follows EPA/OSHA/State safety regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and freon/refrigerants. Maintains awareness of the condition of the property and immediately initiates action to correct unsafe conditions; e.g. broken gates, broken/loose steps, open holes, broken/burned out exterior lights, broken glass. May schedule and perform routine preventive maintenance on all appropriate equipment. Inspects and maintains all tools in excellent condition. Cleans and maintains pool as directed, if property certified. Performs work area clean up and safety related duties. Checks inventory levels of spare parts and supplies and informs District Service Manager of shortages. May create Purchase Orders at the direction of leadership. Must be aware of all utility meter cut-offs, apartment and fixture cut-offs, and sewer cleanouts. Ensures storage areas remain locked when not in use.

What You'll Bring

• Prior experience in multi-family property management, or similar industry, preferably overseeing multiple properties or work sites
• Prior experience successfully managing routine and preventative maintenance and service requests
• Strong understanding of the importance of customer service and team work to ensure district property success
• Ability to de-escalate conflict in a pragmatic manner consistent with Thrive’s Values
• Strong communication, attention to detail, organization, and decision-making skills
• Demonstrated integrity, accountability, professionalism, and sound judgment.
• Experience with Yardi, or similar property management software, is a plus
• CAMT designation is a plus, CPO required for any property with a pool

Work Environment & Physical Requirements

• 100% in-person position. Must be available to be physically present at sites being supported.
• Lift, move, push and pull up to 50 lbs. on a frequent basis. May lift up to 75 lbs. on occasion with appropriate assistance or lifting equipment. Examples of heaviest items include washers/dryers, refrigerators, A/C units, abandoned sofas, etc.
• Constant need to be on feet walking/standing. Frequent need to climb stairs. Occasional need to use step stools and ladders. Reaching and working above should height on occasion. Working outdoors in the elements along with indoors in vacant and occupied homes. Frequent need to bend, stoop, kneel and crouch in confined spaces at times. Occasional exposure to paint fumes, solvents, and adhesives which may require proper use of PPE.
• Uses hand tools frequently such as wrenches, hammers, grips, saws, snips. Use of power tools such as drills, sanders, etc. Vibratory tasks such as power washers on occasion for up to 8 hours per day. Constant need to visually observe areas needing attention.
• Basic ability to read measurements and perform basic math. Safely clean and dispose of biohazards or potential contaminants and needles. Ability to work on a computer and learn software systems. Ability to read, write, speak, understand directions, and communicate with residents and team in English.
