Job Description

About Us

MJ Property Management is a growing Florida property management company built on responsive service, clear communication, and well-maintained homes. Our portfolio will include single-family rentals statewide, multifamily communities, and Build-to-Rent (BTR) townhome communities. Our Orlando team is small, so every team member has a direct impact on how we grow.

The Role

We're looking for an Assistant Property Manager to own all leasing functions and day-to-day operations. You'll report directly to the MJ Property Management Executive Team and work closely with our marketing team to fill vacancies and lease up new communities. This role suits a self-starter who is an AppFolio expert, knows Florida rental law, and is equally comfortable touring a prospect, resolving a resident concern, or presenting occupancy numbers to leadership.

Responsibilities

Leasing

  • Manage the full leasing cycle, from lead intake and showings to applications, screening, approvals, lease preparation, lease signing, and move-ins
  • Respond to inquiries quickly by phone, email, text, and online lead sources, and follow up consistently to turn prospects into residents
  • Conduct in-person, self-guided, and virtual showings for single-family homes, multifamily units, and BTR townhomes across Florida
  • Screen applicants consistently against company criteria, covering credit, background, income, and rental history
  • Prepare Florida-compliant leases, addenda, and move-in documents
  • Manage renewals by sending offers on time, recommending rent adjustments, and working to keep good residents
  • Track and report on leasing activity: traffic, conversion rates, days on market, and occupancy

Marketing Collaboration

  • Work with the marketing team on leasing campaigns, promotions, and lease-up plans for new BTR and multifamily communities
  • Give marketing on-the-ground feedback on prospect traffic, competitor pricing, and what renters ask for
  • Create and syndicate listings on Zillow, Apartments.com, Realtor.com, and other sites with accurate pricing, photos, and descriptions
  • Contribute to social media content, including new listings, community highlights, and resident events
  • Coordinate property photos and virtual tours, and respond to online reviews professionally

Operations

  • Maintain accurate resident, owner, and property records, ledgers, and documents
  • Oversee rent collection, delinquency follow-up, and legal notices in line with Florida statutes
  • Coordinate maintenance requests, work orders, and vendor scheduling, and follow up until each issue is resolved
  • Conduct or coordinate move-in and move-out inspections with photo documentation
  • Process security deposit dispositions within Florida's required timelines
  • Communicate with owners and residents promptly and professionally
  • Give the Executive Team regular updates on leasing, occupancy, delinquency, and operational issues

Qualifications

Required

  • Extensive AppFolio experience across leasing, accounting, maintenance, and reporting workflows
  • Working knowledge of the Florida Residential Landlord and Tenant Act (Chapter 83), including notices, security deposits, and lease requirements
  • Thorough understanding of Fair Housing laws (federal, Florida, and local) and how to apply them consistently in advertising, screening, and resident relations
  • Familiarity with tenant screening regulations, including the Fair Credit Reporting Act (FCRA), and ADA reasonable accommodation requests
  • 2+ years in property management or leasing
  • Leasing experience with single-family, multifamily, and/or BTR properties
  • Social media and digital marketing experience
  • Strong written and verbal communication skills, including reporting to executive leadership
  • Highly organized, able to manage multiple properties and deadlines with little supervision
  • Able to work in office in Orlando, with occasional travel to properties

A Plus

  • Florida real estate license
  • New construction or BTR lease-up experience
  • Experience with Canva, Meta Business Suite, or similar tools
  • Bilingual (English/Spanish)

What We Offer

  • Competitive pay
  • Performance bonuses tied to leasing and occupancy goals
  • Benefits package
  • A path to a Property Manager role as the portfolio grows
  • Direct access to leadership and a real voice in how the company operates
