Job Description

Job Title: Assistant Community Manager

Company: College Town Communities

Position Summary

College Town Communities is seeking a positive, self-motivated Assistant Community Manager to serve as the primary point of contact for prospective residents and guarantors. You will drive the leasing process, maintain resident communications, and support the Community Manager in daily operations and property maintenance.

Key Responsibilities

Leasing & Operations

  • Drive full leasing cycle: explain floor plans, pricing, concessions, and lease/guaranty terms.
  • Process applications, background checks, fees, advance installments, and roommate placements.
  • Maintain availability rosters, manage waitlists, and compile weekly Leasing Status Reports.
  • Oversee Community Assistants in applicant follow-ups and assist with on-campus open houses.

Software & Administration (Entrata)

  • Guide applicants through online portals and manage resident accounts, ledgers, and payments.
  • Utilize Entrata tools (Message Center, Quick Responses) and run performance/reporting filters.
  • Maintain clean office spaces, handle document shredding/confidentiality, and audit resident files.

Move-In, Move-Out & Turn Operations

  • Verify move-in prerequisites (fees, IDs, vehicle registrations) and conduct pre-move-in unit inspections.
  • Manage move-out key collection, perform walkthroughs, and compile master repair lists.
  • Document apartment damage and standard charges using the Happy Inspector app.

Marketing & Resident Relations

  • Execute corporate marketing initiatives, update signage, and manage inventory of marketing materials.
  • Monitor local campus news via Google Alerts, track competitor trends, and post weekly social media content.
  • Address resident inquiries professionally and ensure all prospects submit Guest Cards.

Qualifications

  • Strong verbal and written communication skills with a customer-first mindset.
  • Prior experience in student housing, leasing, or property management preferred.
  • Proficiency with Entrata and Happy Inspector software preferred.
  • High attention to detail regarding ledgers, contracts, and unit inspections.
