Job Description

Job Title

Portfolio Strategy & GIS Manager

Job Description Summary

The Portfolio Strategy & GIS Manager combines geospatial analytics, business intelligence, and commercial real estate strategy to support data-driven portfolio decisions. This role develops mapping, reporting, and analytics solutions; leads portfolio planning and location strategy; and translates complex business, market, and real estate data into clear, actionable recommendations for clients and account teams.

Job Description

As a Portfolio Strategy & GIS Manager, you will combine geospatial analytics with portfolio strategy to help account teams, business partners, transaction managers, and clients make better decisions across complex real estate portfolios. You will design, develop, and maintain mapping, data, analytics, and reporting solutions while also supporting portfolio planning, portfolio optimization, location strategy, real estate decision-making, and the development of client strategy documents, including Plans of Record (PORs), Practical Plans, and Business Unit Plans.

This role bridges GIS and location intelligence, business analytics, and portfolio strategy. You will work directly with business partners, transaction managers, brokers, account leaders, and client stakeholders to understand business needs, assess portfolio implications, and translate requirements into clear analysis, mapping, recommendations, and reusable solutions. The role requires someone who can move comfortably between technical delivery and client-facing strategic conversations.

Key Responsibilities

  • Develop client-ready maps, dashboards, presentations, and reporting solutions that support portfolio performance, portfolio planning, workplace strategy, occupancy trends, operational efficiency, and service delivery using ArcGIS, Power BI, Looker, Tableau, or similar platforms.
  • Support the development and maintenance of client strategy documents, including Plans of Record (PORs), Practical Plans, Business Unit Plans, portfolio plans, site strategies, business cases, presentation materials, user training, documentation, and continuous improvement efforts.
  • Build and maintain data pipelines, transformation processes, and data models that support mapping, analytics, portfolio planning, and reporting solutions, with Databricks experience strongly preferred.
  • Integrate data from internal systems, client platforms, commercial real estate technologies, and external sources.
  • Develop and maintain ArcGIS Online environments, maps, dashboards, and geospatial data products that support location intelligence, market analysis, portfolio optimization, workplace planning, transaction strategy, and client decision-making.
  • Identify opportunities to automate repetitive reporting, data preparation, and operational processes.
  • Leverage AI-enabled tools to improve productivity, accelerate development, and enhance analytics capabilities.
  • Lead and support working sessions with business partners, transaction managers, brokers, account teams, and clients to understand business needs, test scenarios, align assumptions, and clarify portfolio priorities.
  • Synthesize technical, market, portfolio, and business information into concise recommendations for both technical and non-technical audiences, including executive and client-facing stakeholders.

Qualifications

Must-Have Requirements

  • 3-7 years of experience in GIS, geospatial analytics, commercial real estate strategy, portfolio planning, business analytics, consulting, or a related field, with demonstrated strength in geospatial delivery.
  • Experience developing maps, dashboards, reporting solutions, presentations, and analytical products used by business and client stakeholders.
  • Demonstrated ArcGIS expertise, including hands-on experience with ArcGIS Online, ESRI products, spatial data management, web maps, dashboards, and geospatial analysis.
  • Strong Excel and data analytics skills, including the ability to structure, validate, analyze, and communicate complex portfolio and real estate data; Power Query and Power BI experience is preferred.
  • Experience preparing, integrating, validating, and maintaining spatial and business data from multiple sources; experience with modern cloud analytics platforms such as Databricks is strongly preferred.
  • Strong problem-solving, analytical thinking, spatial reasoning, and data interpretation skills, with the ability to connect findings to real estate strategy and recommended actions.
  • Experience gathering requirements and working directly with business partners, transaction teams, client stakeholders, or senior account leaders.
  • Ability to translate business requirements into maps, scenarios, technical solutions, portfolio strategies, and clear client-ready recommendations.
  • Excellent written, verbal, facilitation, presentation, and client-facing communication skills.

Preferred Experience

  • Experience with Databricks, Delta Lake, Unity Catalog, or modern cloud-based analytics platforms.
  • Experience using Python for analytics, automation, reporting, or workflow development.
  • Experience supporting commercial real estate, corporate real estate, portfolio planning, location strategy, transaction management, workplace strategy, occupancy management, facilities management, or related business functions.
  • Experience partnering with business leaders and transaction teams to develop practical portfolio recommendations, sequencing, and implementation plans.
  • Experience developing client strategy documents such as Plans of Record (PORs), Practical Plans, Business Unit Plans, portfolio plans, site strategies, market assessments, scenario analyses, business cases, or executive-level real estate recommendations.
  • Experience within consulting, professional services, or client-facing environments, with confidence facilitating discussions and presenting recommendations.
  • Experience leveraging AI-enabled tools such as Microsoft Copilot, Claude, Gemini, ChatGPT, or similar technologies.
  • Experience working with enterprise reporting, operational analytics, portfolio analytics, workplace analytics, or business performance management.
