AIR Communities is seeking an experienced Service Manager to lead maintenance operations and a high-performing team in San Diego, CA.

You'll work onsite at one of AIR's apartment communities in the San Diego area, leading a skilled maintenance team in a fast-paced environment focused on resident satisfaction, operational efficiency, and asset preservation.

Lead, develop, and hold accountable a high-performing maintenance team focused on safety, quality, and resident satisfaction. Direct all maintenance operations, including service requests, preventive maintenance, apartment turns, vendor management, inventory, and building systems. Ensure work is completed on time, on budget, and to AIR's standards for quality and customer service. Drive resident satisfaction through responsive service, proactive communication, and strong team performance. Manage maintenance expenses, optimize resources, and identify opportunities to improve efficiency and asset performance. Partner with community leadership to plan capital projects, preserve the asset, and support long-term property goals. Maintain compliance with all company policies, safety standards, and regulatory requirements.
What You Have
5+ years of maintenance, facilities, or building operations experience, ideally in multifamily, hospitality, commercial real estate, healthcare, or similar service-focused environments
3+ years of experience leading maintenance, facilities, or technical service teams
Strong knowledge of building systems, preventive maintenance programs, and asset preservation
Experience managing budgets, vendors, inventory, and competing operational priorities
Proven ability to lead teams, solve complex problems, and deliver a high-quality customer experience
Reliable transportation
Ability to work a flexible schedule, including weekends and participation in an on-call rotation
Ability to safely perform the physical requirements of the role
Ability to read, write, and communicate effectively in English
