Job Description

Sharpline Communities is hiring a Senior Property Manager to lead two apartment communities (130 units total) in the Oklahoma City metro. This is an on-site and in-the field leadership role: you own each property's financial performance, resident experience, occupancy, and day-to-day operations, and daily travel between both communities is an essential function of the role.

Key responsibilities:

  • Financial performance
    • Prepare and manage annual operating budgets for both properties; track monthly variances and explain them to leadership.
    • Drive rent collections and delinquency follow-up, including notices and eviction filings in line with Oklahoma law.
    • Approve invoices and purchase orders within authority limits; control expenses and vendor spend.
    • Recommend and implement renewal and market rent increases.
  • Occupancy and leasing
    • Hit occupancy and leased-percentage targets at both communities.
    • Handle leasing directly (there is no on-site leasing staff): marketing, listing quality, tours, applications, screening, and lease execution.
    • Manage the renewal process and resident retention strategy.
  • Maintenance coordination
    • Work with the two maintenance technicians serving both properties to schedule, prioritize, and follow up on work orders and unit turns.
    • Partner with the maintenance supervisor on work order response times, preventive maintenance, and unit turns.
    • Share feedback on maintenance performance and staffing needs with the maintenance supervisor.
  • Operations and compliance
    • Keep unit turns on schedule and within budget; inspect make-ready units before move-in.
    • Conduct regular property inspections for curb appeal, safety, and deferred maintenance.
    • Solicit and manage vendor bids and contracts (landscaping, snow, cleaning, capital projects).
    • Ensure compliance with Fair Housing, the Oklahoma Residential Landlord and Tenant Act, local codes, and company policy.
    • Maintain accurate records in AppFolio; deliver monthly reporting to leadership.
  • Resident relations
    • Resolve escalated resident concerns, neighbor issues, and lease violations professionally and promptly.
    • Respond to after-hours emergencies as part of an on-call rotation.

Requirements

Qualifications and requirements

  • Required Valid driver's license, reliable transportation, and current auto insurance; daily travel between both communities is an essential function of this role.
  • 4+ years of multifamily property management experience, including at least 2 years as a Property Manager.
  • Proven experience managing budgets, P&L, and delinquency.
  • Hands-on leasing experience (tours, screening, lease execution) and experience coordinating maintenance staff and vendors.
  • Working knowledge of Fair Housing and landlord-tenant law.
  • Proficiency with property management software (AppFolio preferred) and Google Workspace.
  • Strong written communication and the ability to handle difficult conversations calmly.
  • Ability to pass a background check and motor vehicle record check.

Preferred

  • Experience managing two or more properties at once.
  • Familiarity with the Oklahoma City rental market and Oklahoma landlord-tenant law.
  • Industry credential such as CAM, CPM, or ARM.
  • Experience with unit turns, capital projects, or lease-up.
  • Bilingual in English and Spanish.

Compensation and benefits

Starting salary: $70,000
Performance bonus tied to leasing performance
