Exciting Opportunity: General Manager | Multifamily

CORY is hiring a General Manager with a strong background in multifamily property management. This is an incredible opportunity for an ambitious, competitive, hands-on leader looking to take their career to the next level by leading two well-established communities and one unified team.

About Our Client:

Our client is a well-established multifamily developer and operator with communities across multiple states. They have a reimagined on-site team structure, an ownership group that backs its leaders with the tools and budget to win, and a clear mission to deliver a distinct resident experience.

Your Responsibilities as a Leader:

• Lead full operations for two communities and one combined on-site team: leasing, maintenance, resident retention, budgets, and P&L
• Drive a repositioning strategy to keep occupancy strong against new construction, covering renovation priorities, amenity upgrades, curb appeal, and creative marketing
• Lead and develop three leaders across Resident Experience, Resident Accounts, and Leasing & Lifestyle, building a team that performs like one property, not two
• Manage vendor and contractor relationships, capital project planning, and expenses
• Champion resident experience and retention programs that turn long-term residents into your best marketing asset
• Report directly to ownership, with real decision-making authority

The Skills & Experience You Possess:

• 5+ years of property management experience, including 300+ units
• Multi-site experience strongly preferred
• Proven track record driving occupancy and NOI in competitive or saturated submarkets
• Confident managing budgets, capital projects, and renovation ROI decisions
• Hands-on, visible leadership style: in the community, not behind a desk
• Marketing instincts and the ability to sell “lived-in and loved” against “brand new”
• Lease-up or repositioning experience preferred
• CAM, CAPS, or similar certification a plus

Perks and Benefits You’ll Receive:

Base salary of $92K–$105K plus a 15–20% bonus tied to occupancy, NOI, and retention. High-visibility role with direct ownership access. Clear opportunity to build a portfolio-level track record.
