Construction Manager

Structure Properties | San Francisco, CA | Full-Time | Base Salary + Commission

Lead the projects that shape San Francisco housing

Structure Properties owns and manages residential buildings across San Francisco, and we never stop investing in them. On any given month, we might be fully renovating a vacant unit, completing a soft-story seismic retrofit, or converting an unused garage into a brand-new ADU.

We are seeking an experienced Construction Manager to own these projects from start to finish. You will define the scope, select the right partners, guide permits through the city, keep work on schedule and on budget, and see every job through to final inspection sign-off. If you take pride in managing the complete life of a project and want your work to make buildings safer and better places to live, we want to meet you.

The Responsibilities

Planning and Scoping - Bidding and Contracting

  • Turn project requests into clear scopes of work, partnering with architects and engineers on plans that make the most of every space
  • Support acquisitions with inspections and due diligence reports
  • Run the bid process, recommend the right contractor, and secure owner approval
  • Negotiate contracts, manage change orders, and build a vetted, fully insured vendor network

Permitting and Coordination - Construction and Delivery

  • Guide permits through DBI, Planning, and other agencies from start to finish
  • Coordinate with PG&E, SFPUC, and other utilities, and procure owner-supplied equipment
  • Own the schedule and hold contractors to high standards for quality, timing, and code compliance
  • Manage unit turnovers and keep tenants informed alongside Property Managers

Budget and Financial Management - Continuous Improvement

  • Build and track budgets, forecast funding needs, and keep vendors paid on time
  • Keep owners updated on progress, budget, and schedule
  • Keep project records organized and find better tools to work smarter
  • Keep growing through ongoing training and industry involvement

Qualifications

  • 3+ years of construction management experience preferably in multi-family homes
  • Working knowledge of the permitting and inspection process
  • Strong command of building codes, regulations, and field compliance
  • Clear, professional communication with Property Owners, contractors, and city officials
  • Excellent organizational skills and the ability to manage multiple projects simultaneously
