Role Summary

The CEO, Core Business is the senior professional executive accountable for leading the overall core business operations of the Company. The role is the principal operational leader: translating the strategic direction set by the Board into measurable business execution, and strengthening operational effectiveness, capital discipline, accountability and professional business governance. The CEO operates under the strategic direction of the Board of Directors and supports a clear separation between Family Governance and Business Governance.

Reporting and Leadership Structure

Reports to: Board of Directors, with the Vice-Chairman as the designated Board liaison for day-to-day matters and the Chairman as Chair of the Board

Strategic peer: Chief Strategy & Investment Officer (CSIO)

Direct reports: Director of Construction · Director of Commercial · Director of Accounting & Finance · Director of Admin & HR · QAQC Manager · Audit Manager

Committee roles: Member and Chair of the Credit Committee and the Asset & Liability Management Committee. Attends by invitation (non-voting) the Risk & Audit Committee, Investment Committee, and Governance & Nomination Committee

A. Strategic Execution and Board Reporting

Translate Board strategic direction into operational action plans and measurable Core Business KPIs. Work closely with the Vice-Chairman to drive business execution and organizational performance. Align operational plans with the CSIO on new development and investment initiatives. Provide accurate and timely monthly, quarterly and annual management reports to the Board.

B. Operational Leadership and Modernization

Lead the Construction, Commercial, Accounting & Finance and Admin & HR functions, together with QAQC and audit oversight. Ensure effective implementation of SOPs, operating controls, QA/QC standards and cross-functional coordination. Drive business modernization through PropTech, MIS, digital systems and the Talent Intelligence System.

C. Financial Discipline, Risk and Audit Oversight

Oversee execution of the annual operating budget together with the Director of Accounting & Finance. Ensure major investments are supported by appropriate financial analysis, including IRR and NPV, and carry the required Board or Investment Committee approvals. Strengthen internal controls, risk management, asset protection and audit mechanisms.

D. Human Capital and Organizational Culture

Work with the Director of Admin & HR to establish a merit-based, performance-driven culture. Build leadership capability, accountability and professional management practices. Support the development and professional exposure of next-generation founding-family members as required.

Scope of Authority

Authority over approved day-to-day operations, people leadership and operating budget execution, within the limits established under the Board-approved Delegation of Authority (DOA) Matrix.

2. Candidate Profile

Education: Master's degree preferred in MBA, Finance, Economics, Business Management or a related discipline. A bachelor's degree combined with an outstanding executive track record will also be considered.

Executive Experience 10-15+ years of senior leadership experience. Prior service as CEO, Managing Director, COO, General Manager or an equivalent senior executive role. Strong preference for experience in property development, real estate, large-scale corporations or conglomerates.
